This unit is from Friday, November 10th, 2023 to Friday, November 17th, 2023. The "Lockout" feature provides privacy for a group of two couples or families with an option to use the villa as a complete full Two Bedroom unit with two full baths... or as two separate units, a One 1BR Suite and a Studio Suite with separate entrances.

This is a 2 Bedroom, 2 Bathroom luxury suite at Hilton Grand Vacation Club Paradise Las Vegas with a full kitchen and living room. The unit sleeps up to 6. (455 Karen Ave, Las Vegas, NV)

This is an exclusive owner resort and as such does not come with daily housekeeping services. A Trash and Towel service is included on day 4. Extra housekeeping services may be available through the front desk.

The renter's name (Guest Certificate) will be added to the Hilton Grand reservation within 3 business days of receipt of funds. Payment via PayPal is required for the security of both the renter and the owner. Payment is required at the time of rental agreement signing and the reservation is not guaranteed until payment is received.

This reservation is offered with a limited cancellation refund policy.

- 75% Refund from the time of payment through August 9th, 2023.
- 50% Refund from August 10th, 2023 through September 9th, 2024
- 25% Refund from September 10th, 2023 through September 24th, 2023
- 15% Refund after September 24th, 2023 provided a new renter can be secured by the owner.

In the event the renter cannot travel and wishes to assign the rental to another person (Assignee), an assignment can be made for a fee equal to 10% of the original renter. The renter must find their own assignee and the rental fee paid to direct the owner at which time a new Hilton Guest Certificate and Rental Agreement will be initiated for the assignee, dissolving the original renter's rental agreement. All funds from the assignee will be paid directly to the owner from which a refund to the original Renter, including any surplus rental income from the assignee (profit), minus the assignment fee equal to 10% of the original renter's price.

By listing this vacation rental I verify that I am the actual owner/member of this Hilton Grand Vacation Club resort and not a third-party affiliate. The travel/accommodations in this listing will be booked directly through me and not an outside agency. I also verify that, other than the government taxes and related government fees stated within the listing description itself, there will be no additional fees, charges, or after-auction purchases associated with this booking other than additional discretionary spending during the renter's stay or assessed by Hilton for damages and other appropriate charges as would be assessed for a standard hotel/resort rental. A formal rental agreement will be sent at the time of commitment preceding payment. Your rental is not binding nor guaranteed until the agreement and payment or finalized and received. By communicating with the owner, the buyer agrees to the terms within.
