This could be you! A young couple saw my ad at the beginning of the month on kijiji and instead of sending a "one line" email, which I never reply to, they called the number on the ad as requested. After a short conversation they immediately booked an appointment with me the following day. None of this "we will discuss it and get back to you". These people wanted to own their own home and were willing to at least discuss the opportunity! I met with them in my office the next day and it only lasted for approximately 15 mins. They were a very nice couple and I was happy to help them. They were working, had decent credit, a positive attitude and were realistic in their approach. The only thing stopping them from getting a home was the down payment. They paid their bills on time. They worked hard. They understood that their first home was not going to be their last but they needed to start somewhere and that's where I specialize. We arranged for them to get a down payment. Then we figured out what they could afford. That's where the fun comes in. We started looking for homes about a week and a half after our first meeting. Some homes were disappointing for the price but like I said....they were realistic and knew they had to start somewhere. A few days went by and we went to see a house in the evening. Although it needed some work, these buyers knew that this house was the first rung on their property ladder. We negotiated an offer in their price range. The Sellers accepted and a week later the Buyers signed the paperwork to buy the house. The whole process took 3 weeks!! Looking back...these positive people didn't know they could buy a house til they answered my ad by calling me and now they are moving into their home in approximately 6 weeks. But that's not the best news. These people were paying about $1000 per month on rent plus utilities. Now they are paying approximately $700 per month plus utilities and they own it!! They were smart to take the first step and at least get the information to make an informed decision. And now they own a home! You will probably see the landlord's ad on kijiji to rent their place.
