LIVE-IN RESIDENT MANAGER TEAM FOR MULTI MID-RISE RESIDENTIAL

You will be responsible for managing a small portfolio of well-maintained low-rise buildings, living on-site, and multi-tasking various roles. Your overall responsibilities will include but are not limited to:
Customer Service
Apply customer service organizational policies and assure adherence to site procedures
Maintain a high level of customer satisfaction and public relations including all forms of communications with the residents
Work with the team to recommend modifications for service improvement, based on results or information obtained from the residents
Maintain a professional appearance when working throughout the property
Administration
Rent Collection - Ensure rent is collected from all residents, properly recorded on Yardi and taken to the bank to be deposited on the first of every month
Tenant Applications - Ensure all information is collected and pre-screened in a timely manner before sent to Head Office
Notices - Ensure notices are received and sent to residents in a timely manner and are logged accordingly
Petty Cash - Properly record and reconcile any petty cash purchases and keep all receipts to submit accordingly
Log Sheets - Maintain multiple log sheets and submit to Head Office on certain deadlines (i.e. Prospective Tenant Viewings, Contractor and Supplier Visits, Health and Safety Visits - Police, Fire Department, Fire Log Sheets, Snow Removal/Landscaping Log Sheets, etc.)
Reports/Inspections - Complete inspections and maintenance reports for all work completed in units and in common areas and ensure Tenant and Property Manager sign offs are completed
RTA - Be knowledgeable of the Residential Tenancies Act and other landlord and tenant legislation
Email Correspondence - Monitor and respond to emails as required
Keys - Organizing and being wholly responsible for all master keys in their possession
Repairs & Maintenance
Ensure all doors within the building are secure and operational
Ensure maintenance request forms are dealt with diligently and in a timely manner
Supervise trades and suppliers and coordinate all service and repairs relating to building related equipment
Respond to all building emergencies in a timely manner
Prioritize and conduct minor repairs to the building (i.e. electrical, plumbing, etc. as directed)
Remove any old appliances and strip for parts as needed and directed
Keep an organized inventory of building supplies and equipment and request new if applicable
Ensure elevators are operational and maintained accordingly
Cleaning
Thorough cleaning of all common areas (i.e. lobbies, laundry room, hallways and corridors, staircases, elevator cabs, garbage rooms, etc.) including vacuuming and mopping of all floors and runners, dusting and wiping down furniture and laundry machines, and wiping of all windows, doors trims and baseboards using the appropriate supplies and equipment
Thorough cleaning of vacant units prior to a tenant moving in (i.e. floors are vacuumed and mopped, walls, baseboards, kitchen cabinetry, and appliances are dusted and wiped, mirrors, sinks and bathtubs are wiped, etc.)
Ensure common area light fixtures are dust-free and insect-free
Ensure the outdoor property grounds are free from any litter or debris including pet debris
Ensure garbage areas are kept in clean condition and garbage bins are picked up in a timely manner
Daily inspections of the property grounds
Your qualifications must include:
Minimum 2 Years in Property Management in a mid to high-rise apartment building
Experience in minor Plumbing & Electrical (i.e. replacing light fixtures, replacing faucets and taps, etc.)
Experience in renovating apartments (i.e. installing various types of flooring, installing cabinetry/countertops, drywalling/plastering/priming/painting, cleaning, etc.)
Proficiency in all aspects of Office 365 including Microsoft Outlook, Excel, Word, Teams, efficiently browsing the internet, and Property Management Software. YARDI is an asset.
Positive and friendly attitude with an approachable and professional demeanor while interacting with residents, co-workers, suppliers and service providers.
Highly organized, excellent time management skills, attentive to detail, can multi-task and problem solve and can change priorities based on the business needs.
Have a valid Driver’s License and Vehicle.
