Credentials: Certificate with honors (2006) - Home Inspection, Humber College, Ongoing training at NACHI (National Association of Certified Home Inspectors), FLIR thermal imaging, Decades of Home Renovation experience. Fully Insured for Error and Omissions with Liability
What will you receive for your hard earned money?
We offer two types of review.
(A) The full comprehensive Home Inspection consistent with the Standards of Practice for Ontario Home Inspectors with written report and contract. The report is sent as an email with link to PDF report and raw images for your use. The rate for option A varies based on complexity of the property. Contact us with property particulars and you will get a binding quote prior to the inspection.
(B) A quick review of major defects noted while onsite for up to 1 hour. Report is primarily verbal with photos emailed. Your attendance is encouraged. Option B does NOT conform to Standards of Practice and is not complete. Rate for option B is $150 tax included. During times when the real estate market discourages buyers from putting conditions in the offer, this can help provide some added peace of mind rather than going in blind with fingers crossed.
Full Inspection, Option A: You will receive a comprehensive report consistent with the Standards of Practice for Ontario Home inspectors. Our website will outline very specifically what is and is not covered. Angushomeinspection.com
Systems inspected include:
-Exterior (water management, building envelope, roof, foundation, etc.)
-Structure (foundation, crawl space, columns, joists, beams, inner roof/attic etc.)
-Plumbing (type and condition, leaks, weaknesses, water pressure, drainage etc.)
-Electrical (amp and voltage, wiring, panel review, outlets, fixtures, safety etc.)
-HVAC Heating/Air conditioning (age, condition, testing, deficiencies, maintenance etc.)
-Insulation (deficiencies, vapor barrier, condition, recommendations etc.)Each report includes captioned images with each defect found. A typical home (even new) will include 35-120 images.
The report also includes a 1-10 rating based on my opinion for each of the above disciplines. It is the only subjective element of the report and I use it to address the inevitable question, “So what do you think overall?”
Southern Ontario – Common Defects: The following are defects very commonly found in southern Ontario homes. They can be deal breakers or opportunities for the buyer to further negotiate.
Mold, damp basement, aluminum wiring, knob and tube wiring, panels under 100 amps, asbestos, foundation cracks, yard drainage/grade, handy-man “fixes”.After service support is welcomed. Please feel free to call with any questions or concerns you may have with any of the report findings.
FAQs
Q: Do you inspect for mold? A: All observations are based on visually accessible areas. As we do not have a lab, observed mold is noted and a recommendation for further evaluation be done by qualified lab(s).
Q: Do you warrant your findings for a period of time? A: Observations noted in the report are based on those noted at the time of the inspection only. Defects that occur at a later date cannot be predicted, though we do address potential future problems and maintenance in the report as appropriate.
Q: If you are required to return after the “issues” have been corrected by the seller (on closing), is there an additional fee? A: Yes, though it is nominal, typically $100 to cover expenses.
Q: Are you able to move or disassemble seller property to further enhance the inspection? A: Generally no, the inspection is based visually on observable elements at the time of the inspection. I do open the hydro panel if it is safe to do so. In addition, the attic hatch is opened to gain entry. It is advisable to have your realtor communicate that the property should be in tidy condition and attic access is provided in cluttered closets prior to the inspection.
Q: Do you walk on the roof to inspect it? A: Recent legislation for “working at heights” prevents legally walking on the roof in most cases. Tie downs and availability of a 2nd person etc. make it not feasible. I will when conditions permit safety. To accomplish an effective roof inspection, it will be reviewed with ladder at edge, with binoculars and observations within the attic space.
Q: Does your report include cost estimates to make the noted repairs? A: Major issues will be estimated verbally with a very broad brush. As contractor and material rates fluctuate over time and by region, it is not possible to include binding estimates without further consultation with professionals.
Q: Do you inspect septic systems and wells in rural properties. A: This is a slightly complex matter. In our opinion, septic systems can be reviewed for bed saturation and general size but tanks must be drained (by a sanitary contractor) prior to evaluation. As to well water, it is advisable to have your realtor acquire the test kit (usually provided free by the municipality) and submitted to a lab where testing for pathogens can be done. This often takes several days after the sample is provided. Rural well water can be a source of e-coli and other bacteria and viruses.
Q: Can I accompany you during the inspection process to ask questions and learn? A: This is encouraged; however some limitations may be required during times of increased risk due to covid-19.

J’ai d’excellentes références de clients en Ontario pour qui je m’occupais de leur maison pendant tout l’hiver pendant qu’ils étaient à l’extérieur du Canada, dont un client qui avait des problèmes de moisissures et où les assurances exigeaient que quelqu’un soit présent à plein temps dans leur maison. J’ai aussi une grande passion pour les animaux et ils le savent comme vous pouvez vous en douter. J’ai eu pendant plusieurs années une femelle de reproduction de chez Mira que j’ai adopté à la fin de sa carrière. Saturne est maintenant décédée et lorsque retournait chez Mira pour la sallie, les membres du personnel savaient par la réaction de Saturne en ma présence, si elle était bien traitée ou pas. J’ai donc un excellent dossier chez Mira et n’importe quand je pourrais ravoir un autre de leur chien. Il en va de même pour mes clients pour qui je gardais leurs animaux pendant leur absence, dont deux magnifiques labradors que j’aimais beaucoup et nous avions beaucoup de plaisir à aller courir. J’ai toujours été plus un gars à chien que chat, mais avec mon épouse, nous avions 3 chats et un chien et tout le monde s’entendait à merveille. Et les chats s’assuraient de faire comprendre à Queency que c’était eux les boss. J’ai aujourd’hui une grande passion pour les chats.
Aussi, si vous avez une propriété l’extérieur du Canada, sachez que je pourrais m’occuper de votre propriété à destination pendant que vous êtes de retour au Canada.
