19 Acres (8 hectares) about 15 minutes from Smithers on the Telkwa High Road. About five acres (the bottom portion) has been cleared. I have attached two pictures which show the location on the BC Assessment Map. Another shows the lot lines and the location of the right of way to the top of the property. To access the ROW easement you take the Telkwa High Road to the corner. You then go up the driveway to the end of it. There is a very rough road to the top of the property. The "Hook" shape ROW is at the top half of the property. It gives access to this property and the adjacent one on the right (when facing the Telkwa High Road).
To get to the property, you drive east of Smithers, turn onto the Babine Lake Road (not the "OLD" one), turn left when you reach the Telkwa High Road. The property is about 1 - 2 km down the road.
I got some surveyors in to better demarcate the property.There simply is not to many properties like this: (location to town, size, and building sites). It would be a lovely area in which to raise a family! But remember, when this one is gone it is gone. Do not delay and live with the regret!

(2) The depth of buffer required in the case of uses permitted by
clause (g) and (h) of Section 13.01 shall be 30 metres (100 ft.).
(3) The depth of buffer required in the case of uses permitted by
clause (i) of Section 13.01 shall be 50 metres (164 ft.).
13.06 Parking

Hello my name is Krystal and I moved from Ontario two years ago gave up everything and everyone I'd ever known for love, and I lost. Brutally! So I'm starting over! I'm looking to move to Regina so I can get back and forth to Ontario as needed. I have two job offers in Regina at the moment one as a personal care assistant and one as a housekeeping supervisor. I generally work a lot and am rarely home. If I am home You would never know I was there because I'm a very quiet person. I have 3 cats. Dont drink or party. I'm 35 years old and have a 20 year old daughter who lives in Ontario. She may come up to visit but that's about it for me. I prefer furnished as I have very little, and can pay up to $850 or $900 a month if it's inclusive with heat, hydro, and water. I smoke but only outside. And I wouldn't be able to come and look at anything first likely so lots of pictures would be appreciated as I'm in Moosomin currently and don't drive. I'm hoping to get into regina in the last week of December to be able to come and pay you and pick up keys. Hoping for a small security deposit as I'm starting over and I have money but trying to stay within my budget as much as possible. Would prefer my own place or a separate dwelling as I've had my own place since I was 14 years old so it would be strange for me to have a roommate. Credit itself is not great, but have excellent work and landlord references.
