Furnished rancher with 2 bedroom, 1 bathroom on 8.5 acres on Thetis Island for rent, available September. Minimum 3 month and maximum 1 year lease, renewable. $1800/month. Extra costs to consider are electricity, Starlink satellite internet, water filter and UV light replacement, and garbage disposal (no garbage service but limited recycling on island; Duncan and Ladysmith are the nearest recycling centers).
Maximum 4 people, 2 cats, 2 dogs. Pets are not allowed inside the house. No trailer, tiny home, container, etc, any structure without the prior consent of the landlord.
- fridge, 2 chest freezers, oven with cooktop, microwave, electric heaters, laundry machine and dryer
- 2 bedrooms (queen bed and double bed) and 1 bathroom in house that can only take liquid (not even toilet paper)
- gasoline generator in case of electricity outages
- bike shed
- extra sitting space and plenty of storage in the large mudroom
- outhouse with 2 compost toilets and storage space
- well water, cleaned by UV light and mechanical filters for household consumption; fresh water without chemicals
- 8.5 acre property, with terraces and a small forest in the middle
Please note that with advance notice, the landlord will share the property with the tenant when visiting, including the kitchen, shower and bathroom inside the house (but not the bedrooms and living room). The landlord will reduce the rent by half and share half of the electricity and internet bills for the duration of the visits. There is a small cabin reserved for this. The landlord will continue their building projects on the property and can exchange rent for help by the tenant.
The tenant is expected to be mindful of water use and island fire restrictions, regularly maintain the property to the same standard as on the move-in date.
