Here’s how it works:
Traditional mortgage
Credit score above 650
Min. 5% down payment and 1.5% for closing costs
Min. mortgage amount of $50,000.00
*Down payment can come from your own personal savings, be gifted or borrowed. Borrowed down payments are harder to qualify for.
Bruised Credit Mortgages:
Credit score below 650
Bankruptcies are accepted, but must be discharged first. Consumer proposals accepted, discharge not required when purchasing provided it is being paid on time.
Minimum down payment can range between 20-35%
House price must be at least $100,000.00 and a minimum mortgage amount of 75K. Must be in an urban area (think Moncton, Riverview, Dieppe, Fredericton, Saint John area)
*Any open collections need to get paid. No exceptions.
**No Exception on down payment, purchase price, or area in which the lenders are willing to consider.
Employment required for all mortgage options or verifiable income (i.e. pension or investment)
