The property is a Single-Family Home located at 164 Falcon Drive, Fort McMurray, AB, T9K 0R8. The asking price for the property is $580,000. For further details, interested parties may refer to the Affidavit of Value and Valuator's Report filed in these proceedings.
The following registered encumbrances will remain on title:

b) Restrictive Covenant– Instrument #082 459 339
c) Restrictive Covenant– Instrument #082 459 340
d) Utility Right of Way– Instrument #082 459 342
Prospective tenderers are not entitled to inspect the property and must not disturb the occupants of the property.
Tenders in sealed envelopes referencing the Court file number 2213 00308 accompanied by your address for notification and a certified cheque, money order or cash for 10% of the amount of the tender must be in the hands of Witten LLP, Suite 2500, Canadian Western Bank Place, 10303 Jasper Avenue, Edmonton, AB T5J 3N6, Attention: Steven M. Shafir, by 12:00 noon, on Monday, January 23, 2023.
The balance of the purchase price shall be paid to the solicitors for the Plaintiff within 30 days, if your tender is accepted. If a tender is received, the Court will consider the tender on Thursday, February 16, 2023, in the Applications Judge’s Chambers at the Courthouse located at Courthouse, 9700 Franklin Avenue, Fort McMurray, Alberta or so soon thereafter as counsel for the plaintiff may be heard. You will be notified of the date and time when the Court will consider your tender. If your tender is accepted and you do not complete the purchase within the 30 days then your deposit will be forfeited.
The successful tenderer shall take the mortgaged lands as is. No warranties of any kind are made with respect to the mortgaged lands. The highest or any tender not necessarily accepted. The deposits of unsuccessful tenderers will be returned to them.
