I was sitting with a friend just chatting. He was 72 and he and his wife Karen were retired. I
happened to say are you guys going south this winter? "We would love to but can’t afford it."
I said you have a nice house. What is it worth and how much do you owe? "He said it is worth about $500K and we owe approximately 100K."So you have approximately $400K in equity."
Scenario:
I said if I could sell your home and let you remain there would you be interested?
"He said absolutely. " I put together a plan and sold their home for them within 2 weeks. They simply became tenants and are paying approximately what they were paying when they owned it but without the maintenance, taxes and other expenses.. The home sold for 545K. After paying off their mortgage ended up with $445K in their bank account. They had outstanding debts such as Credit card debt of about $60K. They paid it off and were debt free. I then showed them how to invest and use the interest to reduce their rent.
