Turn key Sustainable Homestead
Description
This hand woven half acre off grid property has all the makings of a sustainable Homestead. Everything you need such as a generator, log splitter, lawn mower, solar systems, garden tools and much more is included in the asking price. The off grid cabin is nestled in the woods but still within walking distance to the Village of Tyne Valley. Tyne Valley is a quaint village that boasts three restaurants, daycare, medical center, liquor store, pharmacy, and so much more. In the opposite direction is the Confederation Trail and ATV trails. The property is on a gravel road but is serviced with snow removal and maintenance of the gravel road. Garbage pickup is at the end of the driveway and the post office in town. The popular Oyster Fest and other events take place in the arena and fire hall.
The four seasons cabin is insulated and has a rustic interior. I embrace the wabi-sabi imperfections. There's a full size wood stove that has been built to code, with at least one year of wood and plenty of dead fall in the forest.
I've installed 60 ft well 2 years ago. It operates with 24 volt submersible pump the pump operates by solar in the 4'x8' pump house outside. The pump house also doubles as a potting shed.
The 25 ft x 10 ft cabin is donned with cedar slabs on the front, some vinyl on the sides and there is 250 pieces of 2 and 3 ft Cedar slabs in the by 10'x12' barn shed waiting to go up on the back addition.
There is a small solar system which provides lights, electronic charging and runs some small appliances.
A gravel driveway, and a garden enclosure have been built. A dog pen has been started out back but will need to be completed. A small natural pond is home to frogs, salamanders, dragonflies, and hummingbirds. It attracts pollinators for the garden. Perennial plants include mint, lavender, asparagus, raspberries, strawberries, black and blueberries. There are two apple trees one at each front corner of the property.
The front of the cabin is the main living area with a kitchenette, desk, and wardrobe. More storage by the door and above the bed area. The back room is a pantry where there is Storage for extra food and an "icebox" where food is kept cool. Preserves are stored in the floor and meat in a wood box installed under the awning window. The winter is the freezer.
An extra bonus is that the property tax is less than $100 a year.
Sold as is where is.
