Description
The property is located about 15 minutes from Smithers on the Telkwa High Road. About five acres (the bottom portion) has been cleared. A cliff separates the bottom half of the property from the top portion. Access is to the top portion is through a right of way (ROW). On the survey plan it is Lot 2
I have attached two pictures which show the location on the BC Assessment Map. Another shows the lot lines and the location of the ROW to the top of the property.
The ROW is adjacent to the driveway running up to the house. The house in not on my property. If you walk up the driveway, you are trespassing. You walk along-side their driveway and keep going beyond the end of the driveway towards the cliff. When you near to the steep cliff, you will be on a old road that has survey stakes. This the ROW. Follow the stakes up the hill to reach the top of the property. Before you set off, please look closely at the survey maps. One of them has a HOOK Shaped series of lines on it. That is the ROW.
Currently, the BC Assessment valuation of the property is about $211,000. Yes, we have priced the property at higher than the assessed value. We have done this as we expect the value to increase over the next 7 - 8 years due to economic activity along HIghway 16, global warming, and a general desire of people to leave the cities.
We are waiting for a person who wants to leave a legacy for their grandchildren or who will live on the property for 20 -30 years and therefore knows that the property will eventually be worth far more than $400k. Since 2008 to 2022 the assessed value has gone from $108k to $246,000. The value is only going to increase as there is a finite amount of privately owned land in BC and the BC population continues to grow (2021 - 5.5 million people, 2041 estimate 6.5 million people). Additionally, according to the Regional District, you can build two (2) single family dwellings.
The house on adjacent property (to the left when you are on the road facing the property) has well water. Hydro is available at the property line. There is a nice view of Hudson Bay Mountain in the distance. Bottom portion of property will make a lovely building site.
To get to the property, you drive east of Smithers, turn onto the Babine Lake Road (not the old one), turn left when you reach the Telkwa High Road. The property is about 1 - 2 km down the road.
I had some surveyors in to better demarcate the property. The fence on the left side of the property is encroaching a bit on my property (there should be the stakes that surveyors placed where property line actually is)
There simply is not to many properties like this. It is close to town, the bottom half was a hay field so you can grow food, the land size is about 19 acres, good building sites for the permitted two (2) houses; and, lots of firewood. It would be a lovely area in which to raise a family! But remember, when this one is gone it is gone. Do not delay and live with the regret!
I have contacted the local regional district. The property is designated as a Large Holding Zone. In the Large Holdings Zone the following uses of land, buildings or structures, and no other uses, are permitted:
(a) agriculture;
(b) intensive agriculture;
(c) horticulture, nursery, greenhouse;
(d) single family dwelling;
(e) two family dwelling;
(f) logging and silviculture;
(g) portable sawmill and lumber kiln (provided that the
floor of the lumber kiln does not exceed 45 m2
);
(h) mineral, placer, coal and aggregate exploration,
extraction and processing;
(i) waste disposal site;
(j) outdoor recreation facilities;
(k) kennel and veterinary clinic;
(l) primitive campsite;
(m) guest ranch;
(n) rural retreat;
(o) peat extraction;
(p) home occupation;
(q) buildings and structures accessory to the
permitted principal uses
Parcel Area
The minimum parcel area required in the Large Holdings Zone is 8
hectares (19.77 acres).
13.03 Density
Not more than two single family dwellings or one two family dwelling shall
be located on a parcel in the Large Holdings Zone.
13.04 Setback
(1) In the Large Holdings Zone no building or structure or part thereof,
except a fence shall be located within 7.5 metres (24.61 ft.) of any
parcel line.
(2) In the Large Holdings Zone no building or structure or portion
thereof used for intensive agriculture shall be located within:
(i) 60 metres (196.9 ft.) of a parcel line;
(ii) 30 metres (98.4 ft.) of a domestic well, spring or the natural
boundary of a lake or watercourse.
13.05 Buffer Area
(1) Buffer areas are required for all uses in the Large Holdings Zone
permitted by clauses (g), (h) and (i) of Section 13.01. Such buffer
areas shall comply with the provisions of Section 4.08 of this
bylaw.
(2) The depth of buffer required in the case of uses permitted by
clause (g) and (h) of Section 13.01 shall be 30 metres (100 ft.).
(3) The depth of buffer required in the case of uses permitted by
clause (i) of Section 13.01 shall be 50 metres (164 ft.).
13.06 Parking
Off-street parking space shall be provided in accordance with provisions
of Section 27 of this bylaw.
