19 Acres (8 hectares) about 15 minutes from Smithers on the Telkwa High Road. About five acres (the bottom portion) has been cleared. A cliff separates the bottom half of the property from the top portion. Access is to the top portion is through a right of way. House on adjacent property has well water. I have attached two pictures which show the location on the BC Assessment Map. Another shows the lot lines and the location of the right of way to the top of the property. To access the ROW easement you take the Telkwa High Road to the corner. You then go up the driveway to the end of it. There is a very rough road to the top of the property. The "Hook" shape ROW is at the top half of the property. It gives access to this property and the adjacent one on the right (when facing the Telkwa High Road).
To get to the property, you drive east of Smithers, turn onto the Babine Lake Road (not the "OLD" one), turn left when you reach the Telkwa High Road. The property is about 1 - 2 km down the road.
I got some surveyors in to better demarcate the property.There simply is not to many properties like this: (location to town, size, and building sites). It would be a lovely area in which to raise a family! But remember, when this one is gone it is gone. Do not delay and live with the regret!

except a fence shall be located within 7.5 metres (24.61 ft.) of any
parcel line.
(2) In the Large Holdings Zone no building or structure or portion
thereof used for intensive agriculture shall be located within:
(i) 60 metres (196.9 ft.) of a parcel line;
(ii) 30 metres (98.4 ft.) of a domestic well, spring or the natural
boundary of a lake or watercourse.
13.05 Buffer Area
(1) Buffer areas are required for all uses in the Large Holdings Zone
permitted by clauses (g), (h) and (i) of Section 13.01. Such buffer
areas shall comply with the provisions of Section 4.08 of this
bylaw.
(2) The depth of buffer required in the case of uses permitted by
clause (g) and (h) of Section 13.01 shall be 30 metres (100 ft.).
(3) The depth of buffer required in the case of uses permitted by
clause (i) of Section 13.01 shall be 50 metres (164 ft.).
13.06 Parking
Off-street parking space shall be provided in accordance with provisions

16.54 hectares / 40.87 acres. The property consists of BC placer claim 1073106. The property is located 95 km. north of the community of Dease Lake, British Columbia. From Dease Lake, proceed north on Stewart-Cassiar Highway 37 for approx. 90 km. to Jade City. At the Cassiar Mountain Jade Store, turn left (north) onto the paved exit, and proceed 5 km. on a road that leads west then north, directly to the property. Several roads and trails intersect the property. The claim centre is at latitude 59.276860° longitude -129.704810°. The tenure covers approx. 650 metres of the creek on each side.
From Minfile 104P088 (http://minfile.gov.bc.ca/Summary.aspx?minfilno=104P%20%20088): As with many streams in the area, Quartz Creek (or "Quartzrock" Creek) near Cassiar was not subject to glacial erosion because it lies transverse to the northeast direction of ice travel. Hence the valley is V-shaped and debris filled. Unstratified glacial debris 4.5 to 6 metres thick overlies a 3 to 4 metre thick layer of stratified gravel on bedrock. Interglacial gravel (2 metres thick) and recent alluvium lie on top.
Most of the placer mining has been performed at the confluence of Quartz Creek and Troutline Creek, on an old buried channel which trends northwest and has a lower gradient than the present creek bed.
The source of gold is probably from gold-quartz veins occurring in greenstones and metasediments of the Upper Paleozoic Slide Mountain Complex which underlie the area.
