OCCUPANCY:
This is a zero-bedroom (Bachelor) occupancy rental. It is appropriate for 1 non-smoking adult professional occupant. It is not suitable for more than one occupant. Unfortunately, this cottage is not a wheelchair accessible.

APPLICATION & VIEWING:
Please respect the privacy and quiet enjoyment of the current occupant; do not visit the property without an appointment.

This unit is appropriate for 1 adult + 1 dog, or 1 adult + 1 indoor habitat for caged pets. Insulated & shingled dog house is available for tenant use. Due to the cedar wood finishings, the unit is not appropriate for indoor smoking, indoor vaping, indoor hookah or other pipe use, cats with claws, birds, or free-roaming rabbits.

LAYOUT:
Main level: Kitchen, 3-piece bathroom, living room, thermostat, and stacked laundry on main floor. (Please note: Bathroom does indeed have a door! It was installed after the wide-angle photo was taken)
Upper level (Attic/Loft): Sleeping area, dressing area, and closet/storage area.
Crawlspace: Mechanical room. No storage. No tenant access.
Property: Unit (4-seasons cottage), driveway, tin shed, workshop (finished interior), front yard, back yard with raised garden beds/hose/rainwater barrel, patio, porch/deck, laneway access to backyard. There is also a detached garage on the property, however, it is not included for tenant use.

Fenced front yard and fully fenced back yard; gate in front and in back.
Insulated & shingled dog house is available for tenant use.
Driveway has 2 parking spaces with outlets for block heaters during winter
4 large raised garden beds for tenant use (vegetables, flowers, herbs); can use or leave empty.

There is no basement. There is an unfinished crawlspace. No access to mechanical room in crawlspace. Landlord access only.

GARAGE:
No access to detached garage.

YARD MAINTENANCE:
Successful applicant will be responsible for snow removal and lawn cutting. Shovel, road salt bucket, gas lawn mower, and gas container will be provided. Tenant can choose whether or not to use the vegetable/flower garden beds. Note: Trees & shrubs are maintained by landlord.

PRICING:
Monthly rental fee is $1400 per month, payable by etransfer to landlord.
Landlord pays for high-speed wireless internet.
Tenant pays for water, hydro (Synergy North), and gas (Enbridge Union Gas).
Landlord will provide instructions for transfer of services into tenant's name at move-in.
