The southeast corner is about 12 feet from the Abitibi River. There are some very nice building spots on the property that give you a spectacular view of the Abitibi River and Black River. Access to the Property
There are two ways to get to this property.
Spring-Fall
Access by water: -The Black River boat launch on Black River Road is less then a 5 minute boat ride (1/2 mile) to the property.
-You can also park your vehicle at the Iroquois Falls boat launch if more room is needed that distance is roughly 8kms from the property.
Winter
Access by snowmobile: There is an established snowmobile trail of an old logging road from Twin Falls Road to the North of the property. The trail is roughly 8km long.
Abitibi River/Black River
The Abitibi River is a river in northeastern Ontario, Canada, which flows northwest from Lake Abitibi to join the Moose River which empties into James Bay. This river is 540 kilometres (340 mi) long and descends 265 metres (869 ft). It is the fifth longest river entirely in Ontario.
Abitibi is an Algonquin word meaning "halfway water", derived from abitah, which may be translated as "middle" or "halfway", and nipi, "water". Originally used by the French to designate a band of Algonquin Indians who lived near the lake, the name was descriptive of their location halfway between the trading posts on the Hudson Bay and those on the Ottawa River.
The river was an important fur trading route for the Hudson's Bay Company. Formerly a pulp and paper, centered on the town of Iroquois Falls, was an important industry in the heavily forested region through which it flows. The region also supports tourism and gold mining.
The Black River is a river in Cochrane District and Timiskaming District in Northeastern Ontario, Canada. It is part of the James Bay drainage basin and is a right tributary of the Abitibi River. The municipality of Black River-Matheson is named after the river.
Hunting/Fishing
Hunting: This property is like owning your own hunting reserve. There is a good variety of big and small game that frequent the property daily. Trapping is also a possibility. As well several ponds towards the north of the property provide excellent set up for waterfowl hunting. The property is in Wildlife management unit 27 which gives you an extra month of hunting small game compared to other units.

Moose, Black Bear, Wolf, Beaver, Fox, waterfowl, Martin, Raccoon, Porcupine, Hare, Grouse, weasel
Fishing: The Abitibi River almost surrounds the whole property. As well the Black River empties into the Abitibi River almost directly in the front of the property. Both rivers can be seen at various spots on the property.
Fish that swim these rivers: Walley, Northern Pike, Sturgeon and a few other species.
Outbuildings
-Hunting Camp: Cabin is 12x16x10 and sleeps 3. Included with the cabin is a woodstove, solar panel with battery and inverter, small futon, some dishes.
-Outhouse: Composting toilet
-Shed: Shed is 10x10x10. Included with the shed will be tools and camping gear.
-Material Depot: 10x24 storage unit. Included will be construction wood and various other items for homesteading.
-Carport: 2 smaller carports will be included.
Property Taxes
Currently the property taxes for 2023 are $1,037 and will be payed in full for the rest of the year by seller.
