Subdividing is limited to 2, approximately 5 acre plots per year. However, I would suggest, with a sound development plan, a presentation to muncipal council would be received favourably.
The mineral rights can be severed off, and retained or sold separately.
In 2008, 5 soil samples were taken 670 meters from the property southern border at depts of 1.0m and 1.5m and indicated gold at between 1.43g/T and 3.39g/T. There is a mafic dike that runs diagonally through the property of an age of ~2.5bn. The property also sits, based upon research by Laurentian University, along the northern edge of a highly conductive zone.
The property was logged more than 30 years ago, and only very selectively. Black Spruce, Tamarack and Aspen predominate.
The sales data for the area indicates $1,234 per acre. However most of those lots of vacant land had only surface rights and several without road access. I've priced low as I'm motivated to sell.
