Somebody who works in the visual dimension makes the most sense for this, since sound bleed would be an issue otherwise. Rent for both spaces would be $1150 (utilities included, except internet).
This home is near mountain station, <10 mins walk to Baker, has lots of sunlight in the living room and kitchen (with beautiful views of the lake/river), has a yard with beds for gardening, and has a big garage that can also be turned into a creative zone of sorts.
