What will you receive for your hard earned money?
We offer two types of review.

Mold, damp basement, aluminum wiring, knob and tube wiring, panels under 100 amps, asbestos, foundation cracks, yard drainage/grade, handy-man “fixes”.After service support is welcomed. Please feel free to call with any questions or concerns you may have with any of the report findings.

Q: Do you inspect for mold? A: All observations are based on visually accessible areas. As we do not have a lab, observed mold is noted and a recommendation for further evaluation be done by qualified lab(s).
Q: Do you warrant your findings for a period of time? A: Observations noted in the report are based on those noted at the time of the inspection only. Defects that occur at a later date cannot be predicted, though we do address potential future problems and maintenance in the report as appropriate.
Q: If you are required to return after the “issues” have been corrected by the seller (on closing), is there an additional fee? A: Yes, though it is nominal, typically $100 to cover expenses.
Q: Are you able to move or disassemble seller property to further enhance the inspection? A: Generally no, the inspection is based visually on observable elements at the time of the inspection. I do open the hydro panel if it is safe to do so. In addition, the attic hatch is opened to gain entry. It is advisable to have your realtor communicate that the property should be in tidy condition and attic access is provided in cluttered closets prior to the inspection.
Q: Do you walk on the roof to inspect it? A: Recent legislation for “working at heights” prevents legally walking on the roof in most cases. Tie downs and availability of a 2nd person etc. make it not feasible. I will when conditions permit safety. To accomplish an effective roof inspection, it will be reviewed with ladder at edge, with binoculars and observations within the attic space.
Q: Does your report include cost estimates to make the noted repairs? A: Major issues will be estimated verbally with a very broad brush. As contractor and material rates fluctuate over time and by region, it is not possible to include binding estimates without further consultation with professionals.
Q: Do you inspect septic systems and wells in rural properties. A: This is a slightly complex matter. In our opinion, septic systems can be reviewed for bed saturation and general size but tanks must be drained (by a sanitary contractor) prior to evaluation. As to well water, it is advisable to have your realtor acquire the test kit (usually provided free by the municipality) and submitted to a lab where testing for pathogens can be done. This often takes several days after the sample is provided. Rural well water can be a source of e-coli and other bacteria and viruses.
Q: Can I accompany you during the inspection process to ask questions and learn? A: This is encouraged; however some limitations may be required during times of increased risk due to covid-19.
